Summer is coming!  We can’t wait for beach days and BBQs, but we know that the San Diego heat will become too hot to handle very soon! With temperatures in the high eighties, you’ll likely be running your air conditioning through the early fall season (even if it’s just to pretend the leaves are changing outside). Just don’t get too cozy in your faux-winter wonderland. Without appropriate and regular maintenance, your air conditioner could be posing severe water damage to your home. Air Conditioners produce large amounts of condensation, and can eventually cause flood damage, mold growth, and structural damage. With the correct care and consideration, you can enjoy your personal igloo without worrying about water damage.

Check the following:

  • Check for proper refrigerant levels
  • Check the main and emergency drains for blockage and leaks
  • Clean evaporator and condenser coils if necessary

Change your air filter.

Your air conditioner’s filter should be changed about once a month. Dirty filters can restrict air -flow, and over work the evaporator coil, potentially causing the coil to freeze over and defrost into your home. In addition to changing out your filter, be sure to maintain the area around your air conditioner if it is outside. Clear any tall grass or shrubbery that may get into your air filter and cause blockage.

 

Safety Float Switches Can Stop Water Damage Before It Becomes a Problem 

A safety float switch shuts off the power to the air conditioning unit when water builds up in the drain pan, preventing further condensation. This is a great precautionary measure to take, in addition to your regular maintenance checks, and filter changes.
